Convert a Current Opportunity to an Active Property

If you just closed your current opportunity and converted it to an active fund, congratulations!  This is an exciting step for both you and your investors.  It is important that this change is reflected in your investor portal. Follow the steps below to convert your current opportunity to an active fund.

Manage Investment Requests

You may have been managing investment requests on your current opportunity.  Before proceeding to convert the fund, manage the investment request directly on the Fund Page Requests tab. Here you have the ability to manage each investment request. Under the Manage column, to the right of each investment, you have three options:

  • View - To edit or delete an investment request and view the various details.
  • Edit - To access the Edit Investment Request page and modify the request, add files and change ownership %..
  • Accept - To accept the investment request. When an investment request is accepted it will then appear on the Financials tab.


Change the Status of the Fund

Now that you have managed the investment requests, you can move to change the fund status. This is a fairly straightforward task.  

  1. Navigate to the fund that you want to change from a current opportunity to an active fund. 
  2. On the Overview tab, click Edit Details.


  1. On the Edit Fund page, change the status to Active using the Status dropdown menu.

  1. Click Update Fund to save this change. 

Update Fund Access

With a current opportunity, you may have been trying to promote your current opportunity to all investors and prospects on your investor site.  Now that the deal is closed and funded, you probably want to switch back to allowing only your investors and perhaps a select few types of contacts to have access to view the fund.  

  1. From the Fund page click on the Access tab.
  2. Click Edit to open up the permission manager for this fund. Use the checkboxes to modify or restrict access for data, documents and email related to this fund to specific contacts.

    Documents are grouped by folder name (e.g. public, reports) as seen above.

  1. Click Save. Once this is done, the fund (data, documents and email) will only be seen by contacts who hold investments and have been given access.  To manage access to this fund, refer to Manage Who Can Access a Property.

Invite All New Contacts to Sign in to the Software (applicable to new contacts/investors)

  1. Go to Functions select Invite Contacts
  2. This will open the Invite Contacts page, where you can invite all new contacts who are investors/have access to your active fund. 
  3. Use the Filter options in the dropdown menus to make your selections. For example, in our filter, we want to select our converted fund (South Raleigh Condos) and invite all *new* contacts to sign up and login to the portal using Never logged in to the site.

  1. Once you invite the contacts, they can sign up to log in to the investor portal and view their investment in your newest deal.

TIP: You can also leverage the use of Tags to identify a group of contacts to invite.
